Listing?

When selling your home you have two choices you can sell it yourself,
which is a for sale by owner or FSBO listing or you can choose to go
with a real estate agent who will then get your home placed on a
multiple listing service or MLS. So what exactly then is an MLS?

In the real estate business there is a phrase agents like to use,

recently that meant that your home would never make it on an MLS list.

FSBO MLS
Today you can list your home with a FSBO MLS status. This is because
several third party companies have negotiated with real estate brokers
to allow people to list their FSBO homes on the MLS for a one time flat
fee. Which is good news for homeowners everywhere.
Pros
Research shows that 75% of all homes sold in the United States gained
exposure on an MLS. This includes homes that are listed as FSBO MLS.
With those kinds of numbers, it goes without saying that getting your
home on this list is very important.
Cons
There are a few things you should be aware of when you use FSBO MLS to
sell your home. The first is fairly obvious and that is most agents
will not expend any effort to sell your home. Your details will be
available to any potential buyer, however if they do not take it upon
themselves to contact you the chances of a sale are not high.
Finally
Remember you will also be responsible for doing all the legwork on your
FSBO MLS. This means you will need to write up a good description of
the property, list all the features and then take excellent photographs
of the inside and outside of your home. These are things a real estate
agent is trained to do but if you do not mind the extra work, you can
save a ton of money by listing your home FSBO MLS.
